OUR STORY
Built by a Board Member. Run for Board Members.
AmLo Management did not start in a corporate office. It started in a community meeting where we realized the status quo was not good enough, so we decided to build the management firm we always wanted to hire.
FOUNDER
Credentials
Loren Kosloske
Founder & Principal Manager, AmLo Management LLC
“Our goal is not to be the largest firm on the West Coast. It is to be the most responsive. We manage your community with the same fiscal precision and care we expected when we sat in your seat.”
I did not enter community management from the traditional path of real estate sales. I entered it as a frustrated HOA Board President who knew there was a more rigorous, transparent, and responsive way to lead an association. After experiencing firsthand the unanswered emails, the unexplained vendor invoices, and the financial opacity that has become standard in this industry, I made a decision: build the firm I always wanted to hire.
My background is unconventional for this industry, and that is intentional. A Chemical Engineering degree from the University of Minnesota trained me to view complex systems analytically. When I look at your community, I see infrastructure maintenance schedules, reserve fund allocation models, and vendor performance metrics, not just a property. Every audit, every site walk, and every financial report is approached with the precision of an engineer who understands that small inefficiencies compound into costly problems over time.
An MBA from the University of Chicago Booth School of Business added a second layer: institutional-grade financial strategy. I do not just track your association expenses, I optimize capital allocation, analyze reserve adequacy, and build financial frameworks that protect long-term property values. Boards that work with AmLo have real-time access to every invoice, bank statement, and vendor contract. There are no PDF packets delivered weeks after month end. There is no black box.
Serving as a current City Council Member in Duvall, Washington — and previously as Planning Commission Chair — has given me direct governance experience that few managers can offer. I understand land-use law, public trust, the weight of decisions that affect entire communities, and how to navigate complex regulatory environments. That same discipline, listening carefully, acting decisively, and documenting everything, is the standard I bring to every association AmLo manages across Washington and California.
THE AMLO DIFFERENCE
Why Boards Choose AmLo
Most HOA management companies are built to scale. AmLo is built to serve. Here is what that looks like in practice.
Low Manager-to-Unit Ratios
Legacy firms prioritize volume. We prioritize impact. By deliberately limiting our portfolio size, your dedicated regional manager has the capacity to be proactive, not reactive. You get consistent communication and genuine attention, not a ticket number.
Real-Time Financial Transparency
No more black-box accounting. Board members get 24/7 digital access to every invoice, bank statement, and architectural request. Our flat-fee pricing model means no per-stamp fees, no per-call surcharges, and no surprise line items. Your monthly rate is your monthly rate, period.
State Law Specialists
We are specialists, not generalists. Our team maintains deep expertise in Washington state law, including WUCIOA (RCW 64.90) and RCW 64.38, and California law, including the Davis-Stirling Common Interest Development Act and SB 326 balcony inspection requirements. Generic 50-state knowledge is not enough.
