Resale Document FAQs
Who needs a Resale Certificate?
In Washington, the Resale Certificate is required by WUCIOA (RCW 64.90) for all condominium and common interest development resales. In California, equivalent disclosures are required under the Davis-Stirling Act. The certificate is typically ordered by the seller's real estate agent or the title company as part of the closing package.
How long is a Resale Certificate valid?
In Washington, a Resale Certificate is valid for 90 days from the date of issuance. If the transaction does not close within 90 days, a new or updated certificate may be required. In California, timeframes vary by document type β consult your escrow officer or real estate attorney if you are unsure whether your certificate is still current.
What is a Lender Questionnaire?
A Lender Questionnaire (also called an HOA Certification or FNMA/FHA Questionnaire) is completed by the association's management company on behalf of the lender. It covers the association's financial health, insurance coverage, litigation status, owner-occupancy rates, and pending special assessments β information mortgage underwriters require to approve financing for units in common interest developments.
Can I get a rush order?
Yes. Same Day Rush is available for an additional $100. Rush orders received before 12:00 PM Pacific on a business day will be delivered the same business day. Orders received after 12:00 PM will be delivered the following business day. Rush is not available on weekends or holidays.
