Community Association Manager
AmLo Management is a boutique HOA and condo management company serving the greater Seattle-Tacoma area. We manage a focused portfolio of just HOAs and condominium owners associations (COAs). No single-family property management. We are hiring a Community Association Manager to run a portfolio of homeowner and condominium associations across the Washington area. You will be the primary point of contact for those associations' boards. You will prep the work, run the numbers, and bring one clear recommendation to every decision. Along with being the main point of contact, you will have a small admin team to support you on the miscellaneous tasks and requirements that come with running those associations.
What you will do
- Governance and advisory: Advise boards so their decisions hold up under their governing documents and Washington law, including RCW 64.38 (HOA Act) and RCW 64.90 (WUCIOA). Translate the statute into plain language before you cite it. Boards are volunteers, not attorneys.
- Financial management: Build annual budgets, review monthly financials, and prepare a short narrative on each association's financial standing. Stay on top of assessment collections and reserve planning. Bring the board options with real numbers, side by side.
- Operations and maintenance: Oversee common areas and the vendors who maintain them, from landscaping to drainage. Solicit and compare vendor bids line by line, manage service contracts, and run regular site inspections. Inspect the work, not just the invoice.
- Administrative leadership: Prepare agendas and packets, attend board, annual, and special meetings including evening sessions, and keep clean records, minutes, and action lists.
- Community relations: Handle resident questions and disputes with a calm, factual response. Enforce the rules the same way for everyone.
Required
- CMCA credential, held and current. This is a hard requirement. Applicants without an active CMCA will not be considered.
- Two or more years managing or directly supporting community associations, HOA or condo.
- Reside within the greater Seattle-Tacoma area. This is a Washington-based role.
- Working familiarity with how Washington associations operate: governing documents, and the basics of the HOA Act (RCW 64.38) and WUCIOA (RCW 64.90).
- Able to read and work from association financials: budgets, monthly statements, reserves, and delinquencies.
- Clear, plain written and verbal communication with boards and residents.
- Comfortable in Google Workspace, Vantaca, and common AI tools.
- Valid Washington driver's license and a reliable, insured vehicle. The role runs about 80% remote and 20% travel, and that travel means visiting associations on site and meeting with vendors.
- This is a full-time salaried role. Some evening board meetings and occasional weekend work come with the territory.
Preferred
- AMS credential, or actively working toward it. We cover the coursework and testing costs.
- Vantaca experience specifically.
- A college degree. Preferred, not required.
- Washington experience, versus out of state.
- Experience across both HOAs and condos, since condo reserves and WUCIOA add complexity.

Salary and benefits
Salary: $72,000 to $88,000 per year, based on experience and credentials.
