HOA Staff Accountant (CPA)
AmLo Management is a boutique HOA and condo management company serving communities across Washington and Southern California. We manage a focused portfolio of just HOAs and condominium owners associations (COAs). No single-family property management. Financial management is the core of what we do, and this role owns the accounting behind it. You are a licensed accountant who stands behind the numbers. You produce financials boards can trust, carry each association through audit and compliance, and set the standard for how AmLo's books are kept. Transactional support handles the high-volume data entry. You own the judgment.
What you will do
- Own the financials: Direct month-end close and produce accurate monthly and annual financial statements for a portfolio of associations, each on its own set of fund-accounting books.
- Audit and compliance: Prepare audit and review workpapers, serve as the point of contact for each association's outside CPA firm, and keep financials aligned with the rules that apply to each association, including Washington's WUCIOA (RCW 64.90) and California's Davis-Stirling Act, from reserve funding to disclosure.
- Review and oversight: Review work produced by transactional and offshore support staff, and catch what needs catching before it reaches a board.
- Reconciliations: Own reconciliation of operating and reserve accounts and resolve discrepancies at the source.
- Year-end and tax: Manage 1099s, coordinate tax preparation, and support year-end filings.
- Budget and reserves: Partner with managers on annual budgets and reserve funding schedules, grounded in real numbers.
- Onboarding: Set up new associations in the accounting system and bring their books into order from day one.
- Answering the money questions: Explain financials, variances, and reserve positions clearly to managers, boards, and homeowners.
Required
- Active CPA license in any US state. This is a hard requirement. Applicants without an active CPA will not be considered.
- Three or more years in accounting, including month-end close and financial statement preparation.
- Direct experience with audits or reviews, and comfort acting as liaison to outside CPA firms.
- Solid command of fund or multi-entity accounting, accounts payable and receivable, and account reconciliations.
- Comfortable in accounting software, Vantaca or the ability to learn it quickly, strong in spreadsheets, Google Workspace, and common AI tools.
- Accuracy and deadline discipline. You close on time and you get the details right.
- Clear, plain communication. You can explain a variance or a reserve position to a board member who is not an accountant.
- US-based, and able to work core business hours in the Pacific time zone. This role is fully remote.
Preferred
- Community association, HOA, or condo fund accounting experience specifically.
- Familiarity with WUCIOA (RCW 64.90) and California's Davis-Stirling Act.
- Vantaca experience.
- Experience reviewing or supervising other accounting staff.

Compensation and benefits
Salary: $90,000 to $110,000 per year, based on experience. This is a full-time, salaried, exempt role.
